Everything is set up properly including the contract price, time of completion, role of the architect, treatment of unforeseen conditions and allowable causes of delay. These contract are understandable and based on the actual budget agreed by both owner and builder that's why it is somehow less complicated.

Some people must go with the idea of buying a home rather than to build, because one of the main reason is the complicated process that somehow lead to disappointments. That's why it is important to choose a builder who are appropriately licensed. You may ask him or her a sample of her work or even a list of his her previous work. You may try to check out his/her work by talking independently to his/her past clients and try to find out if they were satisfied with the result. If the builder cannot provide the information you need then it's not worth considering.
